How much does a MOMO ADU cost?

Momo ADU kits start in the low $100,000s, with the homes and town home models being more expensive based on the size.

When you’re calculating your total cost, keep in mind that our prices include European-quality components.

Not Included in the purchase price: the lot, site preparation, permit fees, and labor.

Here’s a good way to think about price: Compared to traditional construction with equal-quality materials, a MOMO ADU costs less and is constructed in half the time.

  • Select your Momo Home model and curated finish package. Your general contractor arranges for a site survey to provide to our engineering team.

  • We deliver stamped structural drawings tailored to your exact property, climate zone, and local code requirements. Your GC submits them for permitting.

  • While permits are in progress, your home starts production. We fabricate precision-engineered steel panels, trusses, and finish components in parallel to save time.

  • Your GC prepares the site, including utilities and grading, ensuring the building envelope is ready before your kit arrives.

  • Depending on your climate zone, either our hybrid perimeter + Surefoot footings foundation (for colder regions) or just our Surefoot footings (in milder climates) are installed efficiently and cost-effectively.

  • Wall panels and trusses go up. No crane is required — a simple scissor lift is all that’s needed, allowing the structure to go up in days, not months.

  • Trades complete the interior, inspections are passed, and Certificate of Occupancy is issued. You’re ready to move into your beautifully built high-performance home.
